Spring in South Florida means one thing: hurricane season is right around the corner. Before the storms arrive, property managers need to make sure every building’s electrical system is ready. Here’s a quick checklist to run through every year.
- Inspect the electrical panels: Check for breakers that trip frequently, signs of corrosion, or panels over 20 years old. An outdated panel is a liability especially before storm season.
- Test all GFCI and AFCI outlets: Ground Fault Circuit Interrupters (GFCI) and Arc Fault Circuit Interrupters (AFCI) are your first line of defense against electrical fires and shocks. Test every one and especially in kitchens, bathrooms, and outdoor areas.
- Check exterior and parking lot lighting: Florida's UV and humidity wreak havoc on outdoor fixtures. Replace any damaged or dim lighting to maintain safety and code compliance.
- Test emergency and exit lighting: Florida code requires functional emergency lighting in commercial and multi-family buildings. Spring is the right time to test and document everything.
- Service or install a generator: If your property has a generator, service it now before the season hits. If it doesn't this is the year to install one. Power outages during hurricanes can last days.
Review your 40-year recertification status
If your building is approaching or past the 40-year mark, make sure your electrical recertification is up to date. Fines and forced evacuations are not worth the risk.
